RULES AND REGULATIONS
OF
SEMINOLE GARDENS APARTMENTS
The following is a list of the rules and regulations for Seminole Garden Apartments. Please leave this in your apartment when you leave the Gardens.
The overriding principle in the residential community concept is the promotion of health, happiness and peace of mind of a majority of the property owners. In accomplishing this goal, there must be some compromises of individual rights.
The objective of Seminole Garden Apartments owners is to have a place where all can live in a pleasant, happy and harmonious atmosphere. If you take your neighbor into consideration and obey these rules and regulations, this can be accomplished.
ALL RESIDENTS ARE ULTIMATELY RESPONSIBLE FOR THE ENFORCEMENT OF THESE RULES.
GENERAL RULES
1. There will be no behavior permitted that is likely to annoy or disturb the majority of the
occupants of the Common area.
2. Do not play your radios or televisions too loudly, especially in the late evening hours.
3. Any complaints or questions you may have concerning the Complex should be discussed with Management. Do not pass on unfounded rumors.
4. No soliciting is permitted without written permission by Management. If you suspect any unauthorized solicitation, ask to see written permission and notify Management immediately.
5. The speed limit in the Complex is 20 M.P.H. Anyone who observes a violation should report it to Management.
6. No signs of any kind shall be displayed without the permission of Management.
7. All garbage must be wrapped and placed inside the dumpsters.
8. Permission from Management must be obtained before putting any outside decorations or plants on the balconies, walkways, directly on the Building or in the yard area.
9. No drying laundry, sunning clothes, including bed linen and rugs, will be allowed on the balconies or porches. Unsightly storage is not permitted outside the apartment or on the rear balcony. This includes screen porches, when visible to the public. If appropriate drop curtains are installed on the inside of the porch, then it may be used for storage.
10. All residents and guests will be issued identification by Management, which shall be presented for entrance to the Recreation Areas, upon request.
11. No pets are allowed in the Recreation Areas.
12. Residents and guests may not keep campers, full size pickup trucks, panel trucks (vans must have windows on both sides for safety purposes), commercial vehicles, vehicles with signs, boats, kayaks, canoes, trailers, recreation vehicles or motorcycles on the property. Trucks may not have toolboxes, long beds or toppers. Vehicles must be in good working order (including no leaking) and appearance.
13. Children under 18 years of age are limited to a 30-day visit per calendar year.
14. Men and women must wear shirts when they are outside their apartments. This includes going to and from the pool.
15. No parking on the grass.
16. Each Building is responsible for the area 20 feet from their Building or half way between Buildings, if the area is less than 20 feet, whichever applies. Any tree planted inside or outside this 20 feet belongs to everyone.
17. The feeding of any animal is strictly prohibited: including, but not limited to, squirrels, birds, ducks, cats or dogs.
18. Any type of Flea Market, Yard Sale or Garage Sale is strictly prohibited either by an individual or Building Corporation.
RECREATION HALL & AUDITORIUM
1. Hours: 9:00 A.M. to 10:00 P.M. everyday.
2. A resident must accompany guests and children.
3. Excessive noise, offensive language or other improper conduct will not be tolerated.
4. Excessive use of alcoholic beverages, or on open display so as to be offensive, will not be permitted in the Recreation Area.
5. People must be neatly dressed; shirts and shoes are required and bathing suits and cowboy boots are prohibited.
6. Request for special parties must be made at the Management Office. Rental of the Auditorium will be at Management’s discretion and a $100.00 deposit fee will be charged.
7. If the kitchen is used, it must be left in the same condition as it was found. This also applies to the restrooms.
8. After playing games, return the equipment to its proper place.
9. This building is provided for your pleasure. Please treat it as you would your own
Apartment.
SWIMMING POOL RULES
The pool is for your pleasure; the water is filtered and chlorinated for your protection. Your health, welfare and safety are of extreme importance to us. These rules are designed to accomplish that purpose and permit maximum enjoyment of the pool.
1. The pool will be open everyday from 9:00 A.M. to 10:00 P.M. The sauna bath is open from 9:00 A.M. to 4:30 P.M. Monday, Wednesday and Friday.
2. Pool privileges are limited to residents and overnight residing guests.
3. All persons in bathing attire must display ID tag in plain view at all times when in the pool or pool area. ID tags may be obtained only by owners at the Management Office.
4. An adult must accompany all children under the age of eighteen. Small children must wear swim diapers while using the pool. All users of the pool must wear customary bathing apparel
5. All bathers must take a shower before entering the pool to remove body lotion, oil or grease. All persons having a skin disease, sore or inflamed eyes, colds, nasal or ear discharges or any communicable disease are prohibited from using the pool.
6. Spitting, spouting of water or blowing the nose in the pool are strictly prohibited.
7. No toys, balloons, tubes, rafts, under surface equipment or similar items are permitted in the pool. Flotation devices for small children are permitted, as are “noodles” flotation devices.
8. No food is permitted in the immediate pool area. Consumable liquids are permitted provided they are not in a glass container.
9. Pets are not allowed within the pool area.
10. Running and rough playing within the pool area are strictly forbidden.
11. No individual within the pool area shall commit any act, which shall endanger the health, welfare or safety of any other individual.
12. Loud or boisterous language, profanity or obscenity is prohibited. Loud radios will not be tolerated.
13. All owners should acquaint overnight guests of the above rules.
14. The Pinellas County Health Department will allow no more than 34 people in the pool at one time.
15. No smoking in pool area except in designated area.
SHUFFLEBOARD COURT RULES
1. Courts MUST BE SWEPT and discs MUST BE WAXED before playing.
2. Be careful when putting the discs out to play. Do not throw or drop them, as they may break or chip.
3. Please do not walk on any part of the Courts used for playing. The Management and Shuffleboard Club are trying to keep the Courts in good playing condition – we need your help!
4. Do not play on wet Courts.
5. Playing hours are from 8:00 A.M. to 10:00 P.M. daily. All players must be properly attired, including shirts and shoes. Bathing suits are not suitable for playing on Courts.
6. No children are allowed to play on Courts unless accompanied by a resident who will be responsible for their actions at all times.
7. When you are finished playing: CLEAN off scoreboards, CLEAN erasers, RETURN discs, cleaned erasers and chalk to their proper places. Make sure all lights are out.
